There are many reasons why a tenant becomes a problem tenant which are out your direct control but there some things that can sour the relationship with your tenant and can turn your tenant into a problem tenant which are in your control. These things are avoidable.
If you are a private landlord and have rental properties such as houses or apartment complexes, you have certain rules you must follow to be in accordance with the law. If you are not in compliance with any of these laws and your tenant is aware of them it can very easily create a problem tenant relationship.
Dealing with tenants is all about relationships, if you are compliant with all the rules that as a landlord you are required to follow by law it is much less likely your tenant will be a problem tenant through your own actions.
Security deposits or bonds are often a cause of problems
As a private landlord, in most places you are not allowed to ask for a deposit larger than one month's rent. For example, if you are charging $750 per month in rent, you cannot charge the tenant a $1000 deposit, the maximum amount you can charge is $750.
Of course, if you allow pets, you can charge a deposit for them, but it must be separate. Also, when you get the lease drawn up, you have to list the deposits separately, for example:$750 security deposit and $500 per pet deposit.
Additionally, you have to tell your tenant what is and what is not refundable, the bond or security deposit must be refundable (by law) if the tenant leaves your property in good condition, the proper move-out notice was given, and the lease was fulfilled. The pet deposit can be partly refundable, but you must state this in the lease agreement to avoid a Problem Tenant upon move-out.
Making Repairs to Properties
As a private landlord, you are responsible for providing certain repairs in a timely manner. For instance, if there are appliances included in the lease such as a dishwasher and it breaks, you must take a look at it or send someone else to look at it. If the appliance can not be fixed or it is uneconomic to fix then you must replace it.
Many Problem Tenant relationships begin when you as the landlord fail to hold up your end of the lease agreement. If you fail to make repairs in a timely manner, the tenant can seek legal action against you, which destroys the tenant / landlord relationship.
Accessing the Property
Once your tenant signs the lease and pays the security deposit or bond the property becomes the tenant's home. You may have reason to enter the property at various times especially if you have an inspection clause in the lease(you really need to have one) but you can not enter the property without prior notice and agreement from your tenant.
Your tenant can not reasonably refuse a request for you to enter the property as long as the reason is within the terms of the lease.
